Dear Fox Ridge Homeowners,
As you know, the first meeting to discuss establishment of a formal Homeowners Association was held yesterday at the model. We had very good attendance, but I know that several of you had conflicts. I wanted to take a moment to document the general discussion points and actions agreed at the meeting.
Pete explained that he wanted to initiate discussion of transfering responsibility for the association to the Homeowners since the neighborhood is more than 50% complete. However, he acknowledged during the meeting that there isn't an immediate rush. Therefore, we have time to do a thorough assessment (and amendment if needed) of the Bylaws, Master Deed etc. to ensure that we have workable plans. There was agreement that some workgroups should be formed to do an assessment of items that might warrant discussion, and possible amendment. At the meeting, we agreed to form two workgroups:
1. The Bylaws evaluation workgroup will be chaired by Terry (phone: ***-1458). Others that volunteered to be part of this group are Terri T, David A, Tom F and Mike M. This group will review the Bylaws which govern the neighborhood (required, permitted and excluded items such as landscaping, maintenance, appearance, etc.).
2. The Administration activities workgroup will be chaired by Laura K (phone: ***-9891). Mark A and John S will also support this group. This group will review the administrative activities of the association including how the Board of Directors is established, rulemaking processes, insurance needs, budget, how to organize meetings etc. The Administration group will have its first meeting on Monday, November 6 at 9pm at John S's house.
If any of you that were not able to attend, are interested in joining one of these workgroups, please contact the respective chairperson. Also, please take the opportunity to familiarize yourself with the Association documents. If you have any questions, or suggestions of things that should be considered for revision, please notify the chairperson(s) above.
Overall, it was noted that the existing document would probably serve our needs well. So, we are not expecting a major writes. But, we do expect a number of minor adaptations may be needed.
At the meeting, we agreed that the workgroups would meet over the next ~6 weeks and that they would convene again with all Homeowners in early December to provide a status update on the issues they have identified and anticipated next steps. This meeting will occur on Saturday, Dec. 9th at 1pm at the Model.
